This is the highest sold price in the Boatworks development since November 2010.  2017 has seen a gradual rise in home values in Boatworks with the highest prices achieved in the second half of the year.

In June, 44 Boatworks closed at $384,000.

In July, 4 Maritime Way sold for $375,000

In August, 22 Marina closed at $372,000.

Sold prices for 2017 range between $290,000 and $399,000.  The townhouses that achieved the highest prices were refreshed and updated to suit more contemporary trends before they were placed on the market.

The Boatworks achieved its highest sold price since 2010 with the recent sale of 44 Boatworks Drive at $384,000.

The townhouse, a Sutton design of approximately 1750 sq. ft. changed owners at the end of last week.   The triplex design closed $5000 less than its last list price of $384,000 or 98.7% of list to sale price.  The unit was on the market for 79 days.

At $219.42 per square foot the townhouse also achieved the highest per sq. ft price in 7 years.

The average per sq. ft. price in Boatworks in 2017 is $192.66.   The 2017 average sold price is $352,817.   The average days on the market is 128.

The highest sold price for April 2016 – 2017 was $375,000 compared to $360,000 the previous year.

After several years of almost no growth the condo market in Bayonne is showing signs of a shift in the right direction.

With only 27 active condos on the market and 5 units under contract in the last 30 days, the Bayonne condo absorption rate is at 5.4.  This is the rate at which the market is absorbing condo inventory in Bayonne.   On a scale of 1-10, 5.4 indicates a shift away from a buyer’s market, something condos owners have not witnessed since 2008.

In comparison the multifamily market in the town has undergone a transformation compared to a year ago.  Currently the absorption rate for single family houses is 3.07 or 3.07 months of inventory.   For 2 family dwellings it is 1.25.  With demand out pacing supply for these houses it is a sellers’ market in Bayonne.
