There was a 44% decrease in sales activity in the Boatworks community from May 2023 to May 2024 compared to the same period May 2022 to May 2023. In May 22/23 nine new listings came to the market, while only 4 new listings came on the market May 2023/24.
During May 23/24 the average sold price increased to $537,249. In 2022/23 the average price was $484,000.

Similarities in housing market trends for residential properties sold in Bayonne New Jersey in 2023 and 2022.
The sellers’ market remained strong in 2023 as it did in 2022 with similarities in the housing market for residential properties sold in Bayonne.
There was a slight increase in average sold and list prices for all residential properties, condos, co-ops, townhouses, and single family homes in Bayonne in 2023 compared to 2022. Sales volume differed significantly with a 69% decline in properties sold in 2023 compared to the previous year.
In 2023 the average sold price for all residential properties was $399,808 the average list price was $399,113 and average days on the market was 31. In 2022 the average sold price was $394,914 the average list was $395,151 and average days on the market was 31.
In 2023 a single family with an adjoining lot at 39 East 37th Street achieved the highest sold price of $760,000. The list price was $799,000. In 2022, 75 West 41st Street achieved the highest sold price of $765,000. It was listed at $775,000.
