A two-bedroom, two-bathroom 1975 sq. ft. townhouse achieved the highest price for townhomes sold this year in Bayonne, NJ. The house at 55 Boatworks Drive closed at its asking price of $525,000. This is the first time the home has changed owners since it was bought from builders Baker Residential in 2004.

The Madison model interior-facing waterfront unit has an open-air deck with water views, a fireplace, and a primary bedroom with an ensuite bath with a shower stall and a deep soaking tub.

Home values remain strong despite a dip in Bryant model townhome prices in Boatworks Bayonne

Two recent Bryant model 1775 sq. ft. townhouse sales changed the Boatworks community’s home values for interior-facing units. The townhouses: 29 Bayside Drive closed at a list price of $459,000, and 13 Marina Drive sold for its list price of $475,000. Despite representing the lowest prices achieved in the community since the start of the year, overall Boatworks values remain strong compared to what they were the past 12 years.

Two other townhouses changed ownership this year. 72 Boatworks Drive, a Penn design, sold for $490,000, 93% of its list price of $525,000 after 117 days on the market, and 55 Boatworks Drive, a Madison model, sold at its list price of $525,000 in 14 days.

1Q average sold price for two bedroom townhouses/1 family homes in Bayonne is $429,200

Five townhomes / single-family 2-bedroom houses sold in Bayonne during the first three months of 2023. The prices ranged between $359,000 and $525,000 with $429,200 the average.

A 2 bedroom 2.5 bath townhouse at 55 Boatworks Drive achieved the highest sold price of $525,000. 8 Pointvie Terrace achieved the 2nd highest price, $480,000. Both properties are located in Bergen Point Bayonne.

The first quarter average sold price for 2-bedroom condos, individual units within a larger building, was $318,333. The highest price achieved was $360,000.

Townhouses and condos share a similar style of living; owners have exclusive rights to their unit and shared rights to the outside space. Townhouses are more similar to traditional homes; while owners may share a wall, they own the home’s structure. Townhomes are typically part of a row of houses that are attached.

A condo at Boatworks achieved the highest price of the six condos sold in March in Bayonne, New Jersey. 55 Boatworks Drive, a 1975 sq. ft unit, closed at $525,000, the highest sold price in the Boatworks community since 2007. The community was established in 2004.

The average days on the market for condos sold was 79, while days on the market for 55 Boatworks was 14.

The average sold price for condos sold in Bayonne during March was $278,750.
